Plumbers in Sandgate

Sandgate sits between us and Folkestone, so we pass through it constantly and can usually reach a job here quickly.

Built on a hill

Sandgate is built on a slope, and that changes the plumbing more than people expect. Properties up Sandgate Hill and around Encombe often have long vertical pipe runs, which means water pressure varies noticeably between the ground floor and the top of the house.

It is the reason so many Sandgate homes have a disappointing top floor shower, and the reason the right answer is often a shower pump or an unvented cylinder upgrade rather than replacing a shower that was never the problem. Our article on why is my shower pressure so low explains how to tell which you have.

Seafront exposure

Properties along Sandgate Esplanade and the lower High Street take the full weather off the Channel. Salt air corrodes external pipework, boiler flue terminals and condensate pipes considerably faster than inland, and an external condensate pipe that has not been properly lagged will freeze and shut the boiler down on the first hard night of winter.

Period and conservation area property

Much of the village is Victorian or older, and a good deal of it sits in the conservation area or is listed. That means confined service voids, pipework in awkward positions, and a need to work without cutting into original fabric.

Leak detection  matters more here than almost anywhere else we work, because opening up a Sandgate cottage on a hunch is expensive and sometimes not permitted. Acoustic detection, thermal imaging and tracer gas exist precisely so that does not have to happen.

Flats and conversions

Many of the larger seafront houses have been converted into flats, which brings shared soil stacks, shared supplies, and the recurring question of whose pipework a problem sits on. We are used to working with freeholders and managing agents to establish that before anyone commits to paying for a repair.
