Seabrook is the stretch along the coast road between Hythe and Sandgate, and it is one of the quickest areas for us to reach from the workshop.
Coastal exposure
Properties along Seabrook Road and the streets running down towards the sea take weather off the Channel directly. That accelerates corrosion on anything external: flue terminals, condensate pipes, outside taps and oil tanks where they exist.
External condensate pipes in particular are worth lagging properly here. A frozen condensate is one of the most common winter boiler shutdowns and it is entirely preventable, yet we attend it every year in properties where the pipe has been left bare. Mixed housing stock
Seabrook runs from Victorian villas through post-war semis to more recent infill development, and each needs a different approach.
The Victorian properties bring the usual older pipework issues, with copper thinning at bends and joints working loose. The mid-century housing frequently still has original heating pipework and systems approaching or past the end of their working life, where repairing individual components stops making economic sense and replacing the system becomes the better decision.
The hill streets
Like neighbouring Sandgate, the roads climbing away from the coast produce noticeable pressure variation between the ground floor and the top of a house. That is worth diagnosing properly rather than assuming something has failed, because on a gravity fed system it is normal behaviour rather than a fault.
Gardens and outside taps
A lot of Seabrook properties have substantial gardens and want outside taps. These need an internal isolating valve and a double check valve to meet water regulations, and they need draining down before the first frost or you will be calling us about a burst in January.
