What to do right now
Turn the water off at the stopcock. If you are not sure where yours is, how to find and use your stopcock shows you where to look.
Switch off the electricity at the consumer unit if water is near sockets, lights or the fuse board.
Open every cold tap to drain the system down and take the pressure off the pipework.
Move furniture, rugs and anything valuable clear of the water.
Photograph everything before you start clearing up.
That last one matters more than people expect. Insurers and loss adjusters work from evidence, and once you have mopped up and moved things it is much harder to demonstrate what happened.

Why pipes burst around here
Freezing. The most common cause by a distance. Water expands as it freezes, the pipe splits, and frequently nothing shows at all until the thaw arrives and the split starts flowing. Pipework in lofts, garages, unheated extensions and along external walls is most at risk, and in most of the properties we attend it has never been lagged.
Exposure makes a real difference locally. Properties up on the downs at Hawkinge and on the clifftop at Capel-le-Ferne freeze harder than the seafront a few miles away, and single storey property with long loft runs is more vulnerable again.
Ageing pipework. Copper thins over decades, particularly at bends and anywhere it has been rubbing against a joist. Compression joints work loose. Victorian and Edwardian terraces across Folkestone, Hythe and Dover often still have pipework from the sixties and seventies, and some still have lead sections running in from the main.

When one burst means the pipework is finished
If a run has split more than once, patching it again simply moves the problem a few feet along. At that point the pipe itself has reached the end of its life rather than any single joint being at fault, and replacing the section is the cheaper decision over any sensible timeframe.

Common questions
The pipe froze but has not burst. What should I do? Do not apply direct heat. Turn the water off, open the nearest tap so there is somewhere for meltwater to go, and warm the area gradually. If it has already split, you will find out when it thaws, so it is worth having it checked.
Can you come out at night? Yes. Burst pipes are one of the few things that genuinely cannot wait until morning.
Will you need to lift my floor? Only if the pipe runs beneath it, and we locate it first so we lift as little as possible.
Do you deal with the insurance company? We provide a written invoice describing the fault and repair, which is what your insurer needs. The claim itself stays with you.
