The water table

Romney Marsh sits at or near sea level with a high water table, and that changes drainage completely.

Ground water infiltration into drain runs is common. Soakaways perform poorly or not at all in saturated ground. And sump pumps are far more common here than in the rest of our area, which means that where a property has one, it is a critical component rather than an optional extra. A failed sump pump on the Marsh becomes a flooded property quickly.

Bungalows and single storey property

A large proportion of Dymchurch housing is single storey, often with loft tanks and long horizontal pipe runs through cold roof space. Lagging matters a great deal, and it is missing more often than not.

Holiday lets and second homes

Dymchurch has a significant number of properties that stand empty for parts of the year, and that brings two specific risks.

Empty unheated property in winter is where burst pipes happen, and the water runs for days before anyone finds it. And stagnant water in unused systems is a Legionella risk, particularly in stored hot water.
