Drain Repair and Relining in Folkestone

A damaged drain does not stay the same. A hairline crack lets roots in, roots widen the crack, the section fails, and what would have been a couple of hours with a patch liner becomes an excavation across your driveway.

Dealing with it at the right point is the difference between a small job and a large one. We repair damaged drains across Folkestone, Hythe and the surrounding Kent villages, and the majority are fixed from inside the pipe without digging anything up.

What actually goes wrong with drains

Root ingress

Older clay drains have a joint every few feet, and tree roots find them. Once a root is through, it grows inside the pipe, catches everything passing and eventually blocks it entirely. Common across the older streets of Folkestone, Hythe and Dover where mature trees sit close to the run.

Sections that have dropped

This is the one behind most repeat blockages. Where a length of pipe has settled, water sits in the dip instead of flowing through. Solids collect in the standing water and the drain blocks in exactly the same place every few months, no matter how often it is rodded.

No amount of clearing fixes a fall that is wrong. The pipe has to be relined or relaid.

Cracks and fractures

Ground movement, vehicle weight over a driveway, poor bedding when the drain was laid, or simply age. A fine crack with no displacement is not urgent. A fractured section holding water is a different matter.

Displaced and open joints

Sections that have moved apart, leaving a gap. Waste escapes into the surrounding ground and, just as importantly, groundwater gets in.

Groundwater infiltration

Out on Romney Marsh around Dymchurch and New Romney, the water table sits high enough that drainage problems are frequently about water getting in rather than waste getting out. That is the opposite of most places and it needs diagnosing accordingly, because clearing a drain that is full of groundwater achieves nothing.

No dig relining

Most defects can be repaired from inside the pipe with no excavation at all. This is the single biggest change in drainage work over the last twenty years and it is why a drain repair no longer has to mean a trench across your garden.

Patch lining

For a single defect. A resin impregnated liner is positioned over the damaged section, inflated against the pipe wall and cured in place. Typically a few hours from arrival to finish, and nothing above ground is touched.

Full relining

Where an entire run has reached the end of its life. A liner is drawn through the whole length and cured, creating a new seamless pipe inside the old one.

It reduces the bore very slightly, which makes no practical difference on a domestic drain, and it removes every joint along the run. Since joints are where root ingress starts, a fully relined drain is effectively immune to the problem that caused it in the first place.

A cured liner has a design life comparable to new pipework, so this is a permanent repair rather than a stopgap.

When excavation is genuinely necessary

Some jobs cannot be lined, and we will tell you straight rather than attempting a repair that will not hold.

• A run that has dropped so badly the fall itself needs correcting

• Damage right at a connection or beneath an obstruction

• A drain that needs rerouting rather than repairing

It starts with a survey

We do not quote a drain repair without seeing inside the pipe. A camera run tells us what the defect is, how severe it is, and exactly where along the run it sits, which is what makes the repair targeted and the price accurate.

Defects are graded rather than simply passed or failed, because the difference matters enormously to what you spend. A fine crack with no displacement, a fractured section holding water and a collapse are three completely different jobs.

New drainage installation

We also install new drain runs for extensions and outbuildings, new gullies and inspection chambers, soakaways, and full replacement of runs beyond economic repair.

Everything is laid to the correct falls with proper bedding and surround, with inspection chambers positioned where the regulations require them. Getting the fall right at installation is what prevents the dropped-section problem described above appearing in fifteen years.

Building over or near a drain

If you are extending over or close to a public drain you will need a build over agreement from Southern Water before work begins. The application itself is straightforward, but it takes time, and discovering the requirement after your foundations are in is an expensive way to find out.

A survey beforehand tells you exactly where the runs sit and how deep they are, which lets your architect design around them rather than through them.

Buying a property

Drainage is not included in a standard homebuyer survey, and drain repairs run into thousands. A buyer who discovers a collapsed run after completion has no recourse.

Whose drain is it

Since 2011, drain runs serving more than one property, and the section between your boundary and the public sewer, are Southern Water's responsibility rather than yours. Pipework inside your boundary serving only your property is yours.

That distinction decides who pays for a repair, and it is worth establishing before anyone starts work. If we survey and find the defect sits on their section, we will tell you so you can report it at no cost to yourself.
