The new build estates
Large numbers of homes built since the early 2000s around the former airfield. These properties are generally well insulated with modern combi boilers, which is a good starting point. What we see here is not age related, it is developer installation shortcuts catching up with people.

That last one matters. New build systems silt up faster than people expect without inhibitor. When the developer warranty expires

The older village

Elevation and exposure
Hawkinge sits high and exposed on the downs. It gets colder than the coast, it frosts harder, and frozen condensate pipes and burst external pipework are meaningfully more common here than in Hythe or Sandgate three miles away.
