What a real service involves

There are engineers who look at a boiler, tick a box, write out a certificate and are gone in fifteen minutes. That is not a service, and it will not satisfy a warranty claim.

Why it actually matters

Your warranty depends on it. Every major manufacturer requires documented annual servicing. Miss one and a claim can be refused, which turns a repair that should have cost you nothing into a bill for several hundred pounds. This is the reason most people are glad they kept it up.

Faults get caught while they are cheap. An expansion vessel losing charge, an electrode wearing down, a pump beginning to labour. Every one of those is a modest job now and a breakdown in February.

Safety. We check combustion quality and look for the signs of incomplete burning that indicate a carbon monoxide risk. The risk is small with a modern sealed boiler, but the consequence is not.

Efficiency. A boiler with a partially blocked burner or a fouled heat exchanger burns more gas to achieve less. It is a gradual decline that nobody notices happening.

Book in summer, not October

Everyone books in October, when the heating goes on for the first time and something does not work. That means longer waits, less choice of appointment and the engineer arriving after the problem rather than before it.

A boiler serviced in July is one that will not surprise you in December. It is also the only time of year when a fault found during the service can be sorted at your convenience rather than urgently.

What we tend to find

Expansion vessels that have lost their charge. The most common thing we recharge. Left alone it causes the pressure swings that have people topping up every fortnight.

Sludge in the system. Black water and cold spots at the bottom of radiators. The service will not fix that, but it is the visit where you find out about it before it takes the pump. See power flushing and why radiators develop cold spots.

Condensate pipes that will freeze. If yours runs outside, undersized and unlagged, it will shut the boiler down on the first hard frost. We flag it in summer when it is a small job rather than in January when it is an emergency callout. That matters more on exposed sites, so up at Hawkinge, on the clifftop at Capel-le-Ferne and along the ridge at Lympne.

Scale. The supply across Folkestone and Hythe is hard, and harder again in the chalk valley villages. It furs heat exchangers and shortens boiler life, which is why servicing here earns its keep more than it would elsewhere.

Missing or clogged magnetic filters. Now required by most manufacturers for warranty purposes on new installations. If yours has one, it gets emptied at the service. If it does not, we will tell you.

A service maintains the appliance, cleans the components and keeps the manufacturer warranty valid. It is not a legal requirement, but it is the thing that stops the boiler failing.

Oil and LPG servicing

Oil servicing is a genuinely different job, and considerably more mechanical than gas. Nozzle replacement, electrode cleaning, filter changes, combustion analysis with a smoke test. Skipping one costs you in fuel as well as reliability.

Between services

Check the pressure gauge once a month and top up if it sits below 1 bar. Bleed radiators if the tops are cold. Run the heating for ten minutes once a month over summer, which stops the pump seizing and is a common cause of September breakdowns. Keep the condensate pipe clear where it runs outside. And do not box the boiler in without ventilation.
