Power flushing in Folkestone

Every steel radiator in a wet heating system corrodes slowly from the inside. That is not a fault, it is chemistry, and it happens in every system that has ever been filled with water.

What it produces is black iron oxide sludge. The sludge settles in the bottom of radiators and collects in the heat exchanger, and it keeps building until the system stops doing what it used to.

Do you actually need one

Six signs, and if you recognise three of them the answer is probably yes.

Radiators cold at the bottom, hot at the top. The classic. Sediment has settled and water is only circulating across the upper part of the panel.

Some radiators never get properly hot while others are fine, particularly the ones furthest from the boiler.

The boiler is noisy. Kettling, banging or rumbling as restricted flow lets water boil against the heat exchanger.

The system takes far longer to warm up than it used to.

Black water when you bleed a radiator. This is the definitive one. A clean system bleeds clear. Black means sludge, and no amount of anything else will change that.

The pump keeps failing. Circulating abrasive sludge destroys pump bearings, so a second pump in five years is telling you something.

The one that catches people out

Cold at the top and warm at the bottom is a completely different problem. That is trapped air, and it needs bleeding, not flushing.

What a power flush involves

A dedicated pumping unit is connected to the system and pushes water through at high velocity, reversing direction repeatedly to dislodge deposits that have settled.

Cleaning chemicals break down sludge and scale. Each radiator is then worked individually, with a magnet used externally to agitate stubborn deposits off the base of the panel. The system is flushed until the water runs clear.

It finishes with a corrosion inhibitor dose, which is the part that stops the whole process starting again. A flush without inhibitor is half a job.

Most domestic systems take the best part of a day. Larger properties and systems that have never been treated take longer.

Power flush or chemical flush

These get talked about as if they are the same thing, and they are not.

A chemical flush circulates cleaner around the system using the existing pump, then drains it. It is cheaper and perfectly reasonable on a lightly contaminated system.

A power flush uses a dedicated high velocity pump with flow reversal, and it shifts material a chemical flush will not touch.

On a badly sludged system, a chemical flush is money wasted. On a nearly clean one, a power flush is over-servicing. We tell you which yours needs after inspecting it rather than quoting the more expensive one by default.

Why systems around here silt up faster

Two local reasons.

Hard water. The supply across Folkestone and Hythe is hard, and harder still in the chalk valley villages around Elham and Lyminge. Scale compounds the sludge problem, particularly on the heat exchanger.

Old systems that were never treated. A lot of the housing in the Victorian terraces of Dover and central Folkestone still runs heating installed decades ago and patched since. Those systems have had the longest to accumulate and they respond most dramatically to a flush.

Every time you top up the system you introduce fresh, oxygenated water. Oxygen is exactly what drives the corrosion that produces the sludge in the first place.

Magnetic filters

A magnetic filter fits on the return pipe and captures iron oxide before it reaches the boiler, and it gets emptied at each annual service.

Most manufacturers now require one for a new boiler warranty to stand, which tells you how much they were paying out on sludge damage before. It is the single best value component on a heating system and we fit them as standard on every boiler installation.

If you are having a new boiler quoted and nobody has mentioned a filter or a flush, that is worth asking about before you sign anything.

When flushing will not fix it

We will tell you honestly when a flush is not going to get you where you want to be.

If radiators are badly corroded internally, flushing removes the loose sludge but the damage stays and they will silt again. If a section of pipework is genuinely blocked solid, it needs replacing. And if the real problem is a system that was never balanced or a pump on its way out, a flush will not address either.

What you should notice afterwards

Radiators heating evenly across the whole panel. The system reaching temperature faster. The boiler quieter. And in most cases a reduction in running cost, because the boiler is no longer firing for longer to push heat through a restricted system.
